Management Services

VIP Property Management

At VIP Property Management we pride outselves as being the most efficient and cost effective property management company in the high desert. Other management companies will claim to charge a lower monthly rate but will charge you for other services such as: Vacancy rates, advertising, mail and even keep late rental fees. These fees are in addition to the monthly service fee. We have no hidden costs and want our owners to get the most out of their invesment. We look forward to doing business with you.

The following is a list of what we offer our owners and what our service fees are.

Residential/Multi-Unit Service

  • Leasing/Rental of single family residence, apartments, condos and townhouses
  • Marketing/Advertising
  • Screening of prospective tenants
  • Employment verification/credit screening
  • Rent collection
  • Maintenance servicing
  • Move-out inspections
  • House/utility payments
  • Monthly and year end accounting
  • 3 day notices
  • Eviction notices
  • Court appearances
  • Weekend emergency calls
  • 4-6 week drive by inspections

Management Fees

For management of single-family residences and multi-unit dwellings 10% of the gross monthly rents per month are charged. If you have multiple homes or units with us this fee is negotiable. If your home or unit is vacant and rent is not collected there is NO CHARGE
For every new tenant placement in a home, apartment, condo or townhouse we charge 50% of the first months rent. Upon placing a tenant if they move out with a 4-month period there will be NO CHARGE for the next tenant placed.
For full service management contracts there is NO CHARGE for local/basic advertising.

Rent Collection

All rents are collected in timely manner and according to the tenant's rental agreement. If rents are late a 3-day pay or quit is delivered. If rent is not collected, the eviction process is started with owner approval.

Owners proceeds

Once all rents are collected and all outstanding invoices/bills are processed, the owner's proceeds and financial statements are mailed out by the 15th of each month.

Bill Paying

At VIP we process and handle all invoices for work done by our maintenance vendors. We are also able to pay/process your home loan, property taxes, insurance and utility bills.

Currently at VIP we have several homes and apartments that are affordable for all budgets. We also have some homes and apartments that are offering several different incentives including FREE RENT!!!
