Bookkeeping Department
Rent collection is a large part of the service we provide to owners. Our staff diligently pursues rent collection. We issue 3-day notices immediately upon expiration of the 5-day grace period. All late fees are fully paid to property owner, VIP does not take a fee on the late charge itself. Part of our full management service, VIP provides a monthly financial package for each property.
This package includes a statement detailing income and expense transactions for each property, copies of all paid invoices and a monthly proceeds check. At the end of each calendar year, owners are issued a 1099 Statement for gross rents collected along with an itemized income and expense statement. These documents are ready for your tax professional to utilize in preparing your return. Our bookkeeping staff is always ready to meet any reporting needs you might have during the year.
Vacate Department
The vacate department is responsible for ensuring our vacant properties are rent ready. The vacate staff members are the liaison between our VIP owners and maintenance crew and vendors in providing the necessary construction/maintenance service to meet our goal.
For our vacant properties, the vacate staff coordinates a property inspection, re-keying, necessary property repairs and maintenance. VIP Management contracts with independent inspectors that will inspect the property on new management to start the paper trail. These services are all included in the management fee.
On tenant move-outs, the property will be inspected and the vacate department will deduct allowable repairs from the tenants security deposit. VIP Management will schedule repairs and reimburse the security deposit within the legal limits.

Two years ago Valley Insured Property Management, Inc. decided to retain the services of Michael Gentile, General Contractor. As a result, Michael Gentile has been able to improve the quality control of contracted services. He has an extensive background in both new and restoration construction. Michael is very bottom line conscious and understands that property investors are looking for quality workmanship, efficient turn around times while keeping the costs down. This relationship has resulted in increased rental productivity and we look forward to continue the growth of this department to improve the quality of all our managed units.
