  • Showing property (now including video tours)
  • Tenant screening (credit, criminal background check, employment and income verification, rental history, etc.)
  • Preparing tenant’s rental/lease agreements
  • Rent Collection (tenants have ability to pay online streamlining the process)
  • All Bookkeeping needs including monthly and end of year financial statements, 1099’s, monthly bill payment, utilities and tax bills as requested. Direct ACH deposit of Owners rental proceeds along with 24/7 Online Statement viewing capability
  • Interior/Exterior property inspection reports containing photos. Interior/Exterior inspections with occupied tenant upon request (some limitations)
  • Periodic drive by inspections of property
  • All posting of notices on property (3-day, 24hr notice, etc)
  • Maintenance and repair requests. All vendors are licensed and insured. Tenants can file maintenance requests online
  • Off hour/weekend/holiday/emergency phone calls to vendors
  • Attend eviction and small claims court hearings on owner’s behalf
  • Handling of local, city and town code enforcement issues
